The reservation wars are producing the most structurally significant deals hospitality has seen in a decade, reshaping who controls diner relationships and data at the point of booking.
DoorDash completed its $1.2 billion acquisition of SevenRooms and immediately moved to product. Via SevenRooms, DoorDash launched restaurant reservations — debuting in Miami and New York, with more cities to follow — and is offering restaurants voice AI that can take reservations over the phone plus event management capabilities including group bookings and private dining. The pitch to restaurants is data consolidation: DoorDash is promising reservations customers a "comprehensive view" of a guest, tying first-party ordering data to in-store behavior. Separately, SevenRooms fired a shot directly at OpenTable's new exclusivity terms: Channel Connect, launched as a free open-license desktop app, will pull bookings from reservation apps, search engines, social media, review sites, the restaurant's website, AI agents, and hotel concierges into a single system. SevenRooms CEO Joel Montaniel said: "More tables for diners, one book for restaurants." The move is an explicit counter to OpenTable's April decision to require restaurant clients to make it their system of record and make all inventory available on OpenTable.
American Express is building the European equivalent of its US dining empire. Amex announced a proposed $700 million cash acquisition of TheFork from TripAdvisor. TheFork connects millions of diners with more than 50,000 restaurants across 11 European countries. The deal is expected to close before the end of 2026, and together with Resy and Tock would expand the American Express dining network to 75,000 bookable venues. Meanwhile, the Resy-Tock consumer consolidation is executing on schedule: American Express is combining its two reservation platforms into one under Resy this summer, bringing Tock's inventory of fine-dining restaurants and wineries to Resy for the first time.
Resy will activate its major partnership with POS provider Toast, including connecting Resy guestbook data with Toast handheld devices to allow servers to view customer information such as wine preferences and birthdays. And in a separate AI channel move, on April 24, American Express announced a collaboration with Anthropic, enabling users of the Claude AI model to make restaurant reservations via Amex's Resy platform.
Toast reported its strongest quarter to date while embedding AI deeper in its stack. CEO Aman Narang said: "In Q2, recurring gross profit streams grew 28%, GAAP Operating Income margins expanded to 26%, and we added a record 9,500 net locations."
Narang added that Toast IQ Grow, the company's AI-powered marketing product, has become the fastest-growing offering in Toast's history. A Louisiana restaurant, Spirits Food & Friends, reduced its outside marketing costs by 70% while generating more than $100,000 in marketing-attributed sales in less than two months after adopting Toast IQ Grow. On the hotel side, Toast deepened its ecosystem reach through BWH Hotels' endorsement of its POS platform across the U.S. and Canada and an expanded integration with Google's Ask Maps, co-developing the Universal Commerce Protocol for Food, positioning the company at the center of emerging AI-driven food ordering standards.

So what: The reservation market has consolidated around three ecosystems — OpenTable (reach), Resy/Tock/TheFork (Amex cardholders + global scale), and SevenRooms/DoorDash (delivery data + direct relationships). Operators choosing a reservation platform now are choosing a data partner; the commercial terms and AI enrichment capabilities of that partnership will determine who captures the margin uplift from personalisation. Independent operators who haven't yet mapped their reservation data flows against these ownership structures should do so now.
AI Visibility & Discovery
The most consequential development of this cycle: Google has moved agentic hotel booking from announcement to live product.
Google confirmed this week that agentic hotel booking is in limited US testing. "I think Google may have come out today, a small percentage of their traffic seeing their agentic booking … we are one of the first with them," Booking Holdings CEO Glenn Fogel told analysts on an earnings call this week.
Google's new Universal Commerce Protocol (UCP) could allow bookings to be completed directly inside a chat session — Amadeus is its first B2B foundational partner for lodging, with Sabre advising on the air side. Major travel players including Booking, Expedia, Marriott, Wyndham, and IHG are collaborating. Google maintains it does not intend to become an OTA, but the infrastructure it is building leaves that door open. Separately, Google Maps has brought AI hotel search into a surface already built around location, transit, and nearby businesses. A traveller can now chat with Ask Maps to get a hotel with a specific feel or proximity to other venues, and get actual pricing and availability — not ranges or estimates.
Booking Holdings put a precise number on the AI planning-to-booking gap this cycle. Booking Holdings processed 325 million room nights in Q2 2026, a 5% increase from the prior year. At below 1%, fewer than 3.25 million of those nights arrived via an AI referral.
An Expedia Group survey of more than 5,700 adults found that while 53% were comfortable letting AI suggest travel options, only 8% said they were comfortable completing a booking through an AI platform. The gap is structural, not reputational: ChatGPT, Gemini, and Perplexity can recommend specific hotels, compare room types, and explain cancellation policies in natural language. What they cannot do independently is execute the transaction: verify availability on exact dates, charge a payment method, issue a confirmation number enforceable with the property, or process a refund. Internally, Booking is extracting real AI value: Booking Holdings extended voice AI across the majority of eligible inbound traveler calls, with customer-service cost per booking declining at a double-digit rate while satisfaction scores held steady. The company also raised its transformation-program savings target to $650 million in annual run-rate savings by 2027.
OpenAI clarified its position earlier in the cycle — and it matters for hotel distribution. OpenAI shifted its shopping strategy to focus on discovery and research, leaving checkout to third-party app developers. An OpenAI spokesperson confirmed: "We're prioritizing making ChatGPT search and product discovery great, with the Agentic Commerce Protocol serving as the infrastructure that connects users to merchants." Expedia and Booking Holdings shares rose following the announcement.
The retreat, first reported by The Information on March 5, revealed that only around a dozen Shopify merchants had gone live with native ChatGPT checkout — out of millions — before OpenAI moved the feature into third-party apps.
For restaurants, the discovery shift is already hitting. 1 in 5 U.S. consumers, including 45% of those aged 35–44, turn to AI tools like ChatGPT for venue discovery. 40% of Gen Z users now turn to AI chatbots for restaurant recommendations even before opening Google.

So what: The discovery layer is fragmenting fast — Google UCP, Ask Maps, LLM referrals — but the transaction layer remains solidly in OTA and brand hands for now. For hotel operators, the priority action is not booking engine optimization; it is machine-readable property data: consistent descriptions, accurate amenity schemas, and verified location data that AI systems can reliably ingest. For restaurant operators, GEO (generative engine optimisation) — structured data, rich attributes, and integrated booking links surfaced within AI interfaces — is the new local SEO.
Funding & M&A
The 12-month funding cycle that closed in March told a clear capital thesis: own the data layer or own the operator workflow, and preferably both.
Forty global hospitality technology startups raised more than $1 billion in the past year, with property management systems and artificial intelligence-led platforms attracting the most investment, according to Abode Worldwide's Hospitality Tech Investment Index 2026.
The three biggest raises landed almost back-to-back: Mews ($300 million), Kindred ($125 million across two simultaneous rounds), and Limehome (€75 million) — within a 90-day window between December 2025 and February 2026.
Seven PMS companies raised a combined $408.1 million, more than any other category. PMS is increasingly becoming the control layer of the hospitality tech stack — connecting teams, revenue, guest journeys, and data in one place.
AI-led guest experience platforms were also a standout category, with Duve, Chatlyn, Conduit and Canary Technologies raising a combined $152.6 million, targeting the need to deliver fast, personalised service with leaner teams. Canary notably acquired OpenKey in February to expand access to door lock providers. Mews' acquisitions of Flexkeeping and DataChat in late 2025 illustrate the broader PMS-to-platform strategy.
Jessica Gillingham, CEO of Abode Worldwide, said: "Crossing the $1 billion mark matters, but the real story is where the money is going. Investors are concentrating capital in the platforms that hospitality businesses increasingly depend on every day, especially PMS and AI-led systems that unify operations, improve automation and strengthen the data layer underneath the business."

So what: For PE-backed hospitality SaaS, the investment thesis has converged: buyers and investors are rewarding unified platforms with embedded data over point solutions. If you are a point solution, the question is not whether to integrate — it is whether you integrate on someone else's terms or remain independently defensible in a narrowly defined niche.
Governance & Security
The conversation at HITEC 2026 moved past AI deployment into AI control — and a new software category crystallised in the process.
HITEC 2026 produced the most operationally grounded governance signal of the year. At HITEC 2026 in San Antonio, the dominant theme shifted from AI deployment to AI governance, with Agent Management Platforms (AMP) emerging as a critical new software category. As hotels begin deploying dozens of AI-powered workflows across revenue management, marketing, reservations, maintenance, finance and guest communications, the challenge is taking stock and reining in all these agents.
An Agent Management Platform serves as the governance layer that controls permissions, monitors performance, manages security and tracks costs, making it essential infrastructure for operating AI responsibly and efficiently at scale. A new cost category is also emerging: as AI adoption accelerates, hotels will discover that thousands of automated decisions, guest interactions, forecasts, reports and content generation tasks create a new operating expense category. Token costs are about to become a very real part of the tech stack opex budget.
On the security side, a 2026 CISO Benchmark Report covering more than 200 Chief Information Security Officers across retail and hospitality found that 71% of respondents identified AI as a primary concern, citing risks such as data leakage, insider misuse, and insufficient governance controls. Hotel-specific threat analysis notes that ransomware groups are now targeting operational systems: for hotels, ransomware means hacking property management systems, door locks, HVAC controls and booking integrations — the aim is to bring operations to a grinding halt with minimal effort.

So what: If your hotel portfolio is deploying AI workflows without a documented governance layer — permissions, audit trails, PII handling, cost tracking — you are building technical debt that will become a liability when the first incident occurs. The AMP category is nascent but the underlying need is real. Until dedicated tools mature, operators should at minimum map every active agent: what data it touches, what actions it can take, and who is accountable.
Data & Integration
The data foundation problem is the same everywhere: AI cannot reason across gaps that the operator hasn't closed.
The constraint is well documented at this point. The 2026 Hotel Operations Index found that only 11% of hotel operators have a fully integrated technology stack. Layer AI on top of fragmented systems and disconnected data, and it simply makes bad decisions faster. The PMS cannot solve this alone: every major hotel chain has committed publicly to an agentic AI roadmap — Marriott's $1B+ agentic mesh, Hilton's AI Planner, Hyatt and Accor inside ChatGPT, IHG's AI-enhanced CRM. All of them are bottlenecked at the same layer: the property management system was built when a guest was a stay at a property, not a relationship across the chain. The same structural constraint affects discovery: data quality is becoming a commercial issue. Poor data is not a back-office inconvenience anymore. If AI cannot read your property accurately, it may not recommend it. If your data is fragmented across PMS, CRS, booking engine, CRM, OTAs, Google profiles, review platforms and internal documents, the machine may trust someone else's version of your hotel over your own.

So what: The pre-condition for most AI use cases in hospitality is not buying new software — it is cleaning and connecting existing data. Operators who have not yet built a unified guest record across PMS, CRM, loyalty, and POS are not ready for agentic AI. The ROI gap between integrated and fragmented operators will widen further as AI discovery and booking mature.
Operational AI
The clearest operational ROI signals of this cycle continue to come from narrow, embedded deployments — not broad AI transformation narratives.
Toast IQ usage data from Q1 2026 is the most detailed restaurant AI adoption dataset currently public. Fine dining locations used Toast IQ 29% more than fast-casual restaurants. Operators most frequently initiated conversations about sales and revenue (47% of restaurants), menu and inventory (34%), and guest and marketing (32%). 26% of restaurants initiated conversations about menu optimisation. The top prompt across all categories was: "Create a short, easy-to-read daily briefing for my restaurant." This is signal — operators are using AI for synthesis and summarisation, not for autonomous decision-making.

The combination of being honest about the gap and actively engineering a position inside the solution is the most sophisticated operator posture in travel right now.
